The overall design goals of the project were challenging and all-encompassing. These included: Maximize sea views while ensuring privacy, use of passive solar design and passive cooling, optimize air circulation and cleanliness, having a functional layout with separate family space, adult space and children’s space, involving all the 5 senses into the build, including the highest-tech solutions and finally, integrating Feng Shui elements. A rather expansive list of lofty goals that were all met. To achieve these goals the house was commissioned by one of BC’s most famous designers, multiple Georgie-winning designer Keith Baker of KB Design, and constructed by specialist modern home builders KBC Developments with the execution of the many complex engineering elements by GT Engineering. This modern seaside home is truly a one of a kind. This is evident with the angled south face, dual curved roofs, double-height lofted ceilings surrounded by day-lighting windows and multiple level decks bringing the outside in. It offers a unique blend of Glue-Lam Post and beam construction with exposed structural steel and glass, suspended slab decks and polished concrete floors on all levels. Stunning custom details are integrated throughout the house including: a “floating” steel/wood beam and glass entrance staircase, Modular Arts “water” wall, suspended wide-window fireplace, hand-cut knotless wood ceiling, architectural glass and steel/wood beam awnings, a curved “wave” feature wall, and bespoke cedar/aluminum channel and glass railings on all view decks just to name a few. One of the most important features for the owner was to build the house to LEED Platinum standard for ultimate energy efficiency and to apply many green elements for a healthy living environment. This was achieved on all fronts. An ultra-efficient envelope includes: Cascadia fiberglass triple-pane argon 4-point locking doors and windows, Icene spray foam insulation, Reflectix double-bubble foil in all ceilings, recycled cotton-batt sound insulation for interior walls and even insulated water lines. Viessman solar panels and domestic hot water heating system was integrated with a Triangle-Tube 97% efficiency condensating boiler to provide domestic hot water and radiant heat. All the floors(including garage) have hydronic radiant heat and a gorgeous polished concrete finish giving the combined benefits of durability and thermal mass providing the most efficient/comfortable way to heat the home along with a clean air environment(as opposed to forced air). The lighting throughout the house (inside and out) consists of commercial Led fixtures by EnviroLed. All bathrooms feature dual-flush toilets and low-flow fixtures. Energy Star appliances are integrated throughout. All cabinetry and trim finishes are formaldehyde-free and the house was painted with zero-voc interior paints.
